Buyer Full Home Inspection

Available for condos, townhomes, single family residences, or mobile homes, this complete top-to-bottom visual inspection is
most often for buyers, but also available to sellers who want to minimize any costly hidden surprises prior to listing their home.  One-Year Home Warranty Inspections also fall into this category. CLICK HERE to see what inspectors look at during a full home inspection.

Buyer Pre Offer Inspection

These inspections are becoming a popular option for buyers in this seller driven market. This type of pre-bid inspection is not intended to take the place of a full home inspection. This format is an inspection limited to the major systems and structure only. This type of truncated inspection is intended to inform the buyer of potential major system failures or large ticket items (if present) that need to be factored in, in addition to the cost of the home. The benefit to this pre-bid inspection format can potentially make an offer more streamline without an inspection contingency.

Seller Pre-Listing Inspection
I perform these full home inspections for owners who have taken great care of their home and want to fully disclose the condition it. This can also be made public to potential buyers if the current owner chooses to do so. Thereby marketing the home with nothing to hide (full disclosure). By providing this inspection report to potential buyers.  The listed property might not be subjected to multiple home inspections that buyers would otherwise pay for.

Structural Pest Inspection (Stand-Alone)
This type of inspection is most commonly called for by mortgage companies when a homeowner is refinancing their home.  VA and FHA loans almost always require a special insect inspection form referred to as a NPMA-33. Although the NPMA-33 does not meet Washington State Wood-Destroying Organism (WDO) inspection laws, this form can be provided in addition to the state approved WDO report when requested. CLICK HERE to see what areas are assessed during a pest inspection.

FAQ

Q: I'm wondering if it's a good idea to be present during the inspection?
A: Yes, I always recommend that you be present during the inspection. The main purpose of this inspection is not only to identify potential structural or system deficiencies but also as a learning experience about your new home. I often hear from my buyers; (I hope you don't mind stupid questions.). There are no stupid questions during your inspection. I have 25 years of experience between the home building and inspection industries and consider it a large part of my job to educate you during the process.
