Available for condos, townhomes, single family residences, or mobile homes, this complete top-to-bottom visual inspection is most often for buyers, but also available to sellers who want to minimize any costly hidden surprises prior to listing their home. STRUCTURAL PEST INSPECTION (Stand-Alone)
This type of inspection is most commonly called for by mortgage companies when a homeowner is refinancing their home. VA and FHA loans almost always require a special insect inpection form referred to as a NPMA-33. Although the NPMA-33 does not meet Washington State Wood-Destroying Organism (WDO) inspection laws, this form can be provided in addition to the state approved WDO report when required. SELECT SYSTEM DIAGNOSTIC or CUSTOM INSPECTION
These inspections are becoming more popular in this sellers' market. This type of pre-bid inspection allows a prospective buyer the chance to learn more about a system or area of the home that is of particular concern to them - - and provide peace of mind about any potential major system failures they may incur in the near future. Although I always recommend a full home inspection, these can be tailored to present an offer without an inspection contingecy.
Not as common at this time due to the shortage of properties on the market. Ocasionaly buyers will request specific adendum line item inspections to confirm that the requested modifications have been made by the seller.
